How the mortgage calculation works

The principal-and-interest portion uses the standard fixed-rate mortgage formula. It spreads the loan amount across equal monthly payments using your annual interest rate and loan term.

M is the monthly principal and interest, P is the loan amount, r is the monthly interest rate, and n is the number of monthly payments. At 0% interest, the loan amount is divided evenly by the number of months.
